Sealant fills or coats the pores that weather attacks. Two Technologies
Every sealer on the market is one of these two. Choosing the right one for the surface is most of the job.

The One Rule
Sealer is a clear coat. Whatever is on the surface when it goes down is what you will be looking at, permanently, for the next several years. Algae sealed under a film keeps feeding. Efflorescence sealed too early becomes the white haze you see on rushed jobs. Trapped moisture clouds the finish from underneath.
That is why every sealing job we take starts as a washing job: professional clean, stain and efflorescence treatment, then full drying time before the first coat. It is also why wash-plus-seal bundles make sense: the prep the sealer needs is the service we already do best, and one mobilization costs less than two.
Why Here, Why Now
This island freezes and thaws dozens of times each winter, and every cycle pries at unsealed masonry from the inside. Road salt tracks onto walkways and feeds spalling. Salt air holds moisture against everything, and summer UV bleaches brick reds and wood tones a little more each season.
Sealing is how you get off that treadmill. A fall application sends brick and concrete into winter waterproofed against salt and freeze-thaw, and a spring application locks in a fresh wash for the hosting season. The bead test tells you where you stand today: sprinkle water on the surface, and if it soaks in flat instead of beading, the surface is unprotected and drinking every storm.

Use the bead test. Sprinkle water on the surface: if it beads up, the sealer is working. If it soaks in flat and darkens the surface, the protection is gone and the surface is drinking water again.

Penetrating sealers do not change traction at all. Film-forming wet-look sealers can be slick when wet, so on pool decks and steps we use a grip additive or recommend a penetrating product instead.
Usually yes, and older porous brick often benefits most. The surface needs to be cleaned, any efflorescence treated, and fully dry. Crumbling or badly spalled brick should be repaired first, and we will tell you if we see it.
That clouding is almost always moisture or mineral salts trapped under a sealer applied too soon or over efflorescence. It is why we insist on treatment and drying time before sealing. Existing haze can often be corrected with a stripper and a properly timed re-seal.
All of it. PVC does not need sealing, but wood fences, pergolas, arbors, and outdoor structures take the same wash, dry, and seal process as a deck and gray out just as fast without it.
